Buying a flat in Vienna: the real price on paper
Grunderwerbsteuer, Eintragungsgebühr, and four more line items added on top of the listing price — counted honestly, before signing.
The price in the listing is not the amount you will pay. In Vienna, between "apartment for 320,000" and the money that actually leaves your account lies roughly one tenth of that sum. It is better to learn about it a month before signing, not a week.
What is added to the price
Grunderwerbsteuer — 3.5% of the price. Court fee for entry in the land register (Eintragungsgebühr) — 1.1%. A notary or independent legal advisor who prepares the contract and acts as trustee — usually around 1–3% depending on the amount. Plus the fee for registering a mortgage, if there is a loan.
The funds a buyer needs to have
Banks work on the basis of equity of around twenty percent of the price — and the ancillary costs are not included in that twenty. So the real requirement for equity is closer to a quarter of the sum. That is the figure worth calculating first, before viewing any apartments.
Most often a deal falls through not because of the loan interest rate, but because of five percent in ancillary costs that were not accounted for.
What to check in the documents
The land register extract — whether there are any encumbrances or third-party rights. Minutes of owners' meetings for the past few years — these reveal both the atmosphere in the building and any planned repairs. The reserve fund and the major works schedule: a new lift or facade can mean additional contributions as early as the following year.
Separately — the energy certificate. It is not merely a formality: the building's rating affects both utility costs and the future liquidity of the apartment.
